Adherence to the Real Estate (Regulation and Development) Act, 2016. Every promoter of a project above 500 sq m or 8 apartments must register with state RERA, deposit 70% of collections into escrow, file Quarterly Progress Reports, maintain an allottee register, and honour grievance timelines. Non-compliance carries penalties up to 10% of project cost.

Any promoter developing land above 500 sq m or with more than 8 apartments (whichever is lower). Registration is mandatory before advertising, marketing, booking or selling. Real-estate agents must also register. Numbers must appear on all marketing.

Section 4(2)(l)(D): 70% of allottee collections must go into a separate escrow account, used only for that project\'s construction + land cost. Withdrawals need certification by engineer, architect and CA. dcomply monitors escrow vs project spend and alerts on shortfalls.
