RERA compliance without the quarter-end scramble.

70% escrow reconciliation, state-wise QPR filings, allottee register, BOCW labour, DPDP for buyer lead data. GST + Companies Act Project GST, developer entity ROC filings, CSR if applicable.

RBI / HFC (if financing) Any in-house or sister-finance arm triggers RBI compliance.

Four fires that cost project cover.

01

70% escrow drift. Collections hit the escrow; drawdowns need engineer + architect + CA sign-off. Shortfalls lose project cover. Live reconciliation + alerting fixes it.

02

State-wise QPR formats. Every state RERA authority has its own QPR template and cadence. One system that renders the right format per state and reminds 15 days ahead.

03

Lead-gen consent. Every microsite form and portal listing captures personal data. Purpose-specific consent, no cross-project marketing without separate opt-in, propagated to the CRM on withdrawal.

04

BOCW + migrant labour. Construction sites hit BOCW cess, Inter-State Migrant Workmen Act, Contract Labour. License renewals, worker registrations, cess payments on one calendar.

Every real-estate module, project-aware.

Developer engagement from Rs 2,99,999 (90 days, single-state) or Multi-state (custom quote). Managed retainer from Rs 29,999/mo per project.

Questions compliance heads actually ask.

Q 01
What compliance obligations apply to Indian real-estate developers?

Real-estate promoters face RERA (state-registered projects, 70% escrow, QPR filings, homebuyer grievance timelines), DPDP Act 2023 (buyer data), GST plus Companies Act, Labour Codes for on-site workers, and RBI/HFC guidelines if in-house financing is offered.

Q 02
What is the 70% RERA escrow rule?

Section 4(2)(l)(D) requires promoters to deposit 70% of allottee collections into a separate escrow account with a scheduled bank, used solely for that project's construction and land cost. Withdrawals require certification by an engineer, an architect and a chartered accountant. dcomply monitors escrow balance vs project spend and alerts on shortfalls.

Q 03
Do brokers and channel partners need to register under RERA?

Yes. Every real-estate agent (including channel partners, sub-brokers and lead-generation firms) must register with the state RERA authority before advertising, marketing or facilitating sales. Registration numbers must appear on all marketing collateral, including websites, brochures and social ads.

Q 04
How does DPDP affect real-estate lead generation?

Every enquiry form on a project microsite, ad landing page or portal listing collects personal data, making the developer a Data Fiduciary. DPDP requires purpose-specific consent, no cross-project marketing without separate opt-in, and honouring withdrawal (propagated to the CRM). dcomply's Consent Management plus LeadSquared/Kylas connector handle this end-to-end.

Q 05
What are RERA QPR filing deadlines?

Quarterly Progress Reports are due every quarter to the state RERA authority covering unit sales, area sold, collections, escrow drawdowns, construction progress and delays. dcomply auto-generates the QPR from project data and reminds 15 days before each state deadline.

Q 06
What labour compliance applies to construction sites?

BOCW (Building and Other Construction Workers) Act, Contract Labour Act, ESI plus PF for permanent staff, and if migrant workers are engaged the Inter-State Migrant Workmen Act. dcomply's Labour Codes module tracks license renewals, worker registrations, cess payments and quarterly returns.

Q 07
Does RERA apply to us?

If you're developing more than 500 sq m or eight units, yes. The applicability check module confirms per project.

Q 08
How does 70% escrow monitoring work?

You connect the escrow bank statement (or upload CSV). The module reconciles collection to allottee, flags leakage, and produces the audit-ready record.

Q 09
What if we operate in multiple states?

RERA is state-specific. The module handles state-by-state quarterly formats and filing timelines.

Q 10
Do we need this if our RERA consultant handles filings?

The consultant continues if you want. dcomply gives you the evidence and the internal record. Most developers keep both.

Q 11
What about GST and TDS on construction?

GST module handles both.
